Situation guide

Selling a vacant house

An empty house is rarely stable. Insurance gets more expensive, small leaks become big ones, and vacancy attracts attention you don't want.

Most vacant-house owners are paying taxes, insurance, utilities, and lawn care on a property producing nothing. Six months of that adds up to real money — usually more than the repairs the owner has been putting off.

Check your policy, too. Many standard homeowners policies restrict coverage after a property has been unoccupied for 30 to 60 days, which is exactly when a burst pipe or break-in is most likely.

We buy vacant properties in whatever condition they're in, including homes that have been sitting for years. You don't need to mow it, clean it, or fix anything before we look at it.

When owners typically call us about this

  • Carrying costs on a property earning nothing
  • Vacancy clauses limiting your insurance coverage
  • Code enforcement letters or mowing citations
  • Copper, HVAC, or appliance theft
  • Water damage nobody has noticed yet

Questions about this

The house has been vacant for years. Is that a problem?
No. Long-vacant homes are one of the most common properties we buy.
Do I need to have utilities turned on?
It helps for inspection, but it isn't required.
