We take a look
One walkthrough, at a time that works for you. We're evaluating repairs, not judging housekeeping. Vacant or out-of-state properties can often be handled with photos and a local visit.

You get a written offer
Usually within 24–48 hours. We show you the comparable sales and the repair assumptions behind the number, so it isn't a mystery figure.
- 04
You decide — and pick the date
Accept, counter, or walk away with no cost. If you accept, we open title with a local closing company and you choose the closing date.
- 05
Close and get paid
Title clears liens and payoffs, you sign, and funds are disbursed by the closing company. Leave anything you don't want — we handle the cleanout.
How we arrive at a number
There's no secret formula. We estimate what the home is worth once it's repaired and resold, subtract the cost of those repairs, subtract the costs of holding and reselling it, and leave a margin. What's left is the offer.

Because of that math, an as-is cash offer is generally below full retail market value. That's the honest trade: you give up some price in exchange for speed, certainty, no repairs, no commissions, and no showings.

If your house is in good condition and you have time, a listing will usually net more. We'd rather tell you that than take a property that wasn't right for us. See the situations where we're usually the better fit.
Process questions
- What happens on the first call?
- We ask about the property, the condition, and what you're trying to accomplish. Ten minutes, no pressure. Many calls end with information and no offer at all.
- Do you need to come inside?
- For most houses, yes — one walkthrough, usually 20 to 30 minutes. No staging, no cleaning, no showings after that.
- Is the offer in writing?
- Yes. You'll receive the number and the terms in writing so you can review it, share it with family, or compare it against a listing.
- Who handles closing?
- A local title company or closing attorney. They run the title search, clear liens and payoffs, and disburse funds. We do not hold your money.
