Situation guide

Selling a house during a divorce

When a marital home has to be sold, the hard part usually isn't the real estate — it's coordinating two people who'd rather not coordinate.

A cash sale reduces the number of decisions you both have to agree on. There's no staging plan, no repair negotiation, no weeks of showings, and no back-and-forth over a buyer's inspection list. One walkthrough, one number, one closing date.

Both spouses on title generally need to sign. We're comfortable communicating separately with each party or working entirely through attorneys if that's easier.

The title company disburses proceeds according to your agreement or the court's order. We don't get involved in how it's divided; we just make the property side simple.

When owners typically call us about this

  • Neither spouse can afford to keep the payment alone
  • One party has moved out and repairs have stalled
  • A court-ordered timeline to sell
  • A desire to avoid months of joint decision-making

Questions about this

Do both of us have to sign?
Anyone on the deed generally must sign at closing. A court order can sometimes change that; your attorney will know.
Can you communicate with each of us separately?
Yes, and with attorneys if you prefer.
